An EICR Test, also known as an Electrical Installation Condition Report, plays a crucial role for property owners. Its primary purpose is to verify the safety and reliability of all electrical systems within a property, ensuring they can be used without posing any risks or hazards.

Since April 2021, it has become mandatory for proprietors and property owners to conduct an Electrical Installation Condition Report (EICR) examination on their premises. All details regarding this obligation can be found in the section titled ‘Legal Duties’ below.

Legal Duties

Starting from 1st June 2020, the Government in England has implemented regulations mandating five-year electrical safety checks for landlords in the Private Rented Sector. 
 
As of 1st July 2020, all new specified tenancies must undergo an electrical safety check. Existing specified tenancies, on the other hand, are required to have this check in place by 1st April 2021.
 
To mitigate any risks associated with electrical equipment, it is advisable to prioritise safety. An EICR test, conducted by a qualified electrician, is a thorough and meticulous examination that can provide assurance regarding the safety of electrical wiring within your property.
